It has had a complete refurbishment by the current owner and is now presented as comfortable practical accommodation with all modern conveniences including broadband internet access.

The position is hard to beat, Holland Park is 2 minutes away, Kensington Gardens / Hyde Park is 5 minutes, Kensington High Street with its smart shops - 1 minute, the tube station (Kensington High Street - District and Circle lines) - 3 minutes. There is private parking in a lock-up garage - but please advise us if you want to use it as the table-tennis table that normally resides there must be removed.

The property sleeps 5/6 people in 2 double/twin bedrooms and a small double. There are two bathrooms.

The front door opens onto a small hallway with a door into the garage area - where a collapsible table-tennis table is stored which you're welcome to use - but only if you aren't using the garage for car parking.. The washing machine and drier are also situated here.

Also on this floor is the first bedroom (10ft6 x 9ft9, 3.15m x 2.95m) with two 2ft6 zip-and-link beds that can either be configured as separate singles or joined to make a 5ft double (please specify your requirement when booking). This bedroom has its own en-suit bathroom with bath + shower (hand and over shower), basin and loo.

The second floor has two more bedrooms. The larger (11ft3 x 10ft3, 3.4m x 3.1m) has two 3ft zip-and-link beds that can either be configured as separate singles or joined to make a 6ft double (again - please specify your requirement when booking).

The smaller (10ft x 10ft, 3m x 3m) has a 4ft bed, roomy for one and cosy for two! These share a second bathroom with bath + shower (hand and over shower), basin and loo.

On the top floor is the living area - a combined "double L" shaped sitting, dining and kitchen area (outside dimensions 22ft x 14ft9, 6.7m x 4.5m). On one side of the double L is a desk and study area (with phone and broadband internet access). Next, two comfortable leather sofas (a 2 seater and a 3 seater) face each other with a stylish TV (digital channels and DVD player) to one side. There's also a radio / CD player - bring your own CDs.

The dining table expands to accommodate 6, there are 4 dining chairs and additional 2 fold-away chairs.

The all-electric kitchen area has all the expected appliances including microwave and dishwasher.

Close to 2 of the best loved London parks and just off Kensington High Street, this area is one of the smartest parts of London. Kensington Church Street, renowned for its antique shops and boutiques is a 2 minute stroll and Kensington Palace (the home of Princess Diana) is within 10 minutes. The area is full of charming pubs and excellent restaurants.
